Amsterdam bathrooms are famously small — 3 to 5 m² is the norm in canal houses and pre-war apartments. The good news: small doesn't mean compromised, and it certainly doesn't mean cheap-looking. All-in means: demolition and debris removal, plumbing and electrical work, waterproofing, tiling, and installation. Sanitary ware is chosen by you and priced separately (€1,000 – €3,500 for a small bathroom). For homes older than two years — virtually all of Amsterdam — the reduced 9% VAT rate applies to labour, which we apply automatically in your quote.

Canal house, Jordaan — 3.5 m², €11,200

The classic challenge: a sloping wooden floor, plumbing from the 1960s, and everything carried up two narrow staircases. We used lightweight construction boards, double waterproofing on the timber floor, and a compact wall-hung toilet. A large-format light tile (60×120) on the walls makes the tiny room feel dramatically bigger. Completed in 9 working days.

Pre-war apartment, De Pijp — 4.2 m², €9,400

Same-layout renovation: walk-in shower where the old cabin stood, new plumbing throughout, and a custom-width 70 cm vanity. The VvE (owners' association) required a work description for the standpipe connection — we provided it, approval took one week. Completed in 7 working days.

Post-war flat, Bos en Lommer — 4.8 m², €8,100

Concrete floors make life easier: milled-in underfloor heating, a level walk-in shower and large-format tiles. The most cost-efficient renovation type in Amsterdam. Completed in 6 working days.

Five design rules for small Amsterdam bathrooms

1. One tile, everywhere. The same large-format tile on floor and walls removes visual borders — the single most effective space trick. 2. Walk-in over cabin. A glass panel instead of a shower cabin keeps the sightline open; with proper floor slope you don't need a door at all. 3. Wall-hung everything. Floating toilet and vanity show more floor, and more visible floor equals more perceived space. 4. Niches, not shelves. Built-in niches in the shower wall replace storage furniture you don't have room for. 5. Light in layers. A backlit mirror plus ceiling spots removes the shadows that make small rooms feel like cupboards.

Renovating in a canal house or monument: what's different

Amsterdam's historic housing stock adds three considerations. Wooden floor structures flex, so we use decoupling membranes and flexible adhesives — skipping this is why DIY tiling in canal houses cracks within a year. Old standpipes (shared drainage) often need VvE permission to connect to; we supply the technical documentation your VvE needs, and approval typically takes one to two weeks. Monument status rarely blocks an interior bathroom renovation, but reversible mounting and documentation are good practice — and sometimes required. None of this should scare you off: it's routine for us, it just needs to be priced in from the start rather than discovered halfway.

How the process works (for expats)
